    It Has Been a While
    I can't remember the last time I blogged and I am so rusty right now I am just writing to get something down on paper.  I have recently turned a corner on my real estate career, which is the second career of my life.  I have decided only to work with friends, past clients, or personal referrals.  I may open that up to people that contact me from one of my websites or blogs as well.  But strangers will only be after we have corresponded and learned a bit about each other first. Since real estate is my second career and I do it because I enjoy it rather than because I have to.   I have decided to do it for people that I already have a rapport with.  It allows me to focus on them (but I always did), and for them to have the best possible service and home buying experience.  It is not as if my business model was ever much different than that.  I may have teamed up but never took on the "factory" approach where I handed clients off to different agents for different aspects of the buying or selling process.  Yes, certain tasks were better farmed to professionals in other fileds, such as advertising, photography, home staging, etc., but the important real estate parts, will be and always has been done by me.  That's what anyone should expect from an agent. Anyway, since I haven't been on here blogging in a while I thought the best way to get back to it is by updating whomever is still reading me here as to where I am and what I'll be doing going forward.  Thanks for your patience with me and I hope this kick starts me back into writing about the things you care about.  Like the area market, neighborhoods, developments, restaurants and activities.  Please leave a comment if there is something you want me to research for you. See you soon.     Is it Still a Good Time to Invest in Real Estate?
    Probably not. As a real estate agent we always say, there is no time like the present.  But we know there are better times than others.  As consumers you can't always pick the times you want, your circumstances dictate that.  When you actually do have a choice, chose wisely. If you own a house, get your house in order.  If you want to move, consider staying put and shoring up your savings.  If you need to move for a job, buy modestly or consider renting for a couple of years.  Your money will buy more in a few years.  If you aren't mortgaged at a competitive rate, refinance and get the lowest rate.  If you need to add on to your house better deals will be coming, so wait if you can.   Any extra money you have should first go to paying down debt, especially cars and revolving credit, then to savings.  If you are at a low rate on your house don't pay it down unless you can pay it off.  repair yourself to live on less.  If you aren't frugal become more so.  If you can garden in your yard, it would be a good idea.  If worse times are coming you will be prepared, id not you will still be better off.  There will be a paradigm shift, be prepared.     Home sales in the Nashville area are booming....(Reposted from Mike's Real Esate Blog)... and when your house is properly prepared and marketed the selling process can be fun and extremely profitable.  We have been selling more houses for list or over list price these days than not.  But that doesn't come without prep, hard work and marketing.  Just putting a sign in the yard won't get your houses full potential.  Find yourself an agent that knows or hires people that know, staging, photography, and marketing.  Selling your house at the top of the market isn't magic, it is hard work and expertise. So hire an expert.   Recently I showed our listing to somebody that had seen it when the prior agent listed it.  She said this is gorgeous, it doesn't even look like the same house.  And it didn't.  It isn't our goal to transform houses.  It is our goal to maximize a homes appeal to as many as possible and sometimes that turns out to be a transformation.When you interview an agent for the job of selling your house follow these guidelines:1) Put on your tough skin and don't get hurt feelings when they tell you to put away a few favorite items, photos and store away some furniture. (we live in a house one way and we have to be a little less comfortable when we sell it)2) Don't be fooled if an agent inflates the price to make you believe they can get you some unbelievable amount.  A smart price from the start will trump listing high to simply test the market.  You will find yourself lowering the price and still testing it when the homes around you have sold at higher prices which you passed on the way to the bargain basement.3) Remember that clenliness counts, neatness counts.  Fresh paint and trimmed landscaping can make a world of difference.  When you leave the house in the morning, make the beds.  Set your alarm 10 minutes early if needed.  Clothes in the hamper and dust off the end tables.  You never know when someone wants to see your house so always have it ready to show.     Knock, Knock... Your Agent Sent Me, Didn't He Tell You?
    Knock, Knock...   "Your agent sent me, didn't he tell you?" "I am from ADT, congratulations on your new home, your Realtor should have told you that I'd be coming by." My client texted me this conversation a couple of days ago.  Her response to the "ADT rep." was that she was getting a security system but would not sign up with her, and told her in so many words that if anybody tried to break in in the mean time they might not have a place to wear a hat when they left.  (Specifics omitted here) I asked my client if she got a name or number, she replied that she did not.  When she asked for a brochure or calling card so she could consider the offer the "sales woman" explained the deal was "for right now, not next week" and didn't even leave a calling card. She asked about my clients work schedule and did she ever work from home; hmmmm? The sales person said she found new homeowners from a Realtor database.  I explained there are many ways to find the new home owners and she could have even hacked an agent's account, but that I would never send anybody by without her permission and that she should call the police and file a report, it all sounded so fishy to me. She said she would and also call ADT and see what they said. A good idea, but try getting a local ADT rep proved impossible for me, I don't think she got through either.  I spoke with 3 national call centers and could never get a local rep even though I dialed a local number. If the sales person wasn't an ADT rep, my apologies, but I just want to illustrate that if it is an ADT rep, fibbing about an agent referral, that is bad business, and if it is a bogus scam or worse, someone casing the house, then they are using reputable companies names to get in the door. I wish she had thought to simply hold up her cell phone and snap a photo of the "sales rep", then step to the front door and snap the license number of the car. But that may have put her in harms way if there were sinister intentions and not the sales person as she presented herself to be. Will let you know as more is learned on this. to be continued...
